Everything Landlords Need to Know About EV Chargepoint Grants

27 October 2026

Fitting an EV chargepoint at a rental property can make it more attractive to tenants, add long-term value and help your portfolio keep pace with the switch to electric vehicles. Government funding still exists to help with the cost, but the schemes changed on 1 April 2026 and several have now closed.

This guide sets out what is available to landlords right now, what has ended, and how to claim.

What Landlords Can Claim Right Now

The main scheme open to landlords today is the Residential Landlord Chargepoint Grant. It gives you up to £500 per socket towards buying and installing a chargepoint at a residential property you own or manage. The grant covers up to 75 percent of the combined purchase and installation cost, whichever figure is lower, and the scheme is confirmed to run until 31 March 2027.

If you also operate commercial premises with off street parking for staff, the Workplace Charging Scheme is a separate route worth knowing about, and we cover it further down.

The Residential Landlord Chargepoint Grant

The Residential Landlord Chargepoint Grant is the scheme most landlords will use. It gives up to £500 per socket, up from £350 before 1 April 2026, capped at 75 percent of the purchase and installation cost. You do not receive the money yourself. An approved installer applies it directly to your invoice, so you simply pay the reduced amount. The funding covers the chargepoint, the installation and the electrical work needed to complete a safe, certified install.

The Workplace Charging Scheme for Commercial Premises

If you let commercial property and want to offer charging for staff, the Workplace Charging Scheme is the route to consider. It gives up to £500 per socket, has been extended to 31 March 2027 and can be claimed across up to 40 sockets. It is open to businesses, charities and public sector organisations, and the parking must be for staff and fleet use rather than the general public.

Why Landlords Should Invest in EV Chargers

Adding a chargepoint is not only about claiming a grant while one is available. It positions a rental property for a market that is shifting quickly towards electric vehicles.

  • Tenant Demand for Charging Is Growing

The sale of new pure petrol and diesel cars ends in 2030, and every new car sold from 2035 will be zero emission. As more drivers make the switch, home charging becomes a practical requirement rather than a luxury, particularly for tenants who cannot rely on a workplace or public network.

  • A Chargepoint Helps a Property Stand Out

In a competitive rental market, small differences influence how quickly a property lets and the calibre of tenant it attracts. A chargepoint signals a property that is well maintained and ready for modern living, which can widen the pool of applicants and support longer, more settled tenancies.

  • Future Proofing Your Investment

New residential buildings and those undergoing major renovation in England have been required to include EV charging provision since 2022, and expectations around existing stock are only likely to tighten. Fitting a charger now, while funding is available, is a straightforward way to keep a property aligned with where the market and the rules are heading.

  • The Funding Window Will Not Last

The Residential Landlord Chargepoint Grant is confirmed only until 31 March 2027, and the government has not said what will follow. Installing while the grant covers up to £500 per socket keeps your outlay down. Waiting risks paying the full cost if the scheme is not renewed.

Why Your Choice of EV Charger Installer Matters

Every one of these grants requires the work to be completed by an installer approved by the Office for Zero Emission Vehicles, so the installer you choose is not a minor detail. It determines whether your claim is valid.

Every one of these grants requires the work to be carried out by an installer approved by the Office for Zero Emission Vehicles. Choose an installer without that approval and your claim is invalid, which means paying the full cost of the chargepoint and installation yourself.
